Roof Restoration and Painting Townsville
Clean, seal and recoat your roof before the next storm season tests it.
Nothing on a Townsville house works harder than the roof. It takes the full force of the tropical sun from dawn to dusk, swings from scorching hot to rain-cooled in a single afternoon storm and spends the wet season growing lichen and mould in every shaded corner. A roof that has not been coated in ten or fifteen years is usually faded, chalky and porous, and that is when leaks, rust and sagging start. DHPainting's roof restoration service brings Townsville roofs back to a sound, sealed and good-looking condition for a fraction of the cost of replacement.
We restore and paint metal roofs, concrete tiles and terracotta across Townsville, from the older homes of Mysterton and Hermit Park to newer estates in Burdell and Deeragun. The team includes qualified membrane coating applicators, which matters on a roof because the coating is doing a waterproofing job as well as a cosmetic one.
Like every DHPainting service, roof work finishes with a handwritten sign-off and comes with our 10-year workmanship warranty.
Why Townsville roofs fail faster, and how we slow it down
UV is the main culprit. It breaks down the factory finish on metal roofing and the surface of concrete tiles until the roof is chalky to the touch and no longer sheds water cleanly. Heat cycling makes it worse. A metal roof can move noticeably between a 50 degree afternoon and a cool, wet evening, and that constant expansion and contraction loosens fixings, opens laps and cracks old sealant. Then the wet season arrives and lichen, mould and leaf litter hold moisture against the surface for months.
Our restoration system is built around these conditions. We clean the roof to bare, sound material, repair and replace what is damaged, check fixings with cyclone season in mind, then apply a primer and a flexible elastomeric membrane topcoat that moves with the roof and keeps water out. Where the owner wants it, we specify a heat-reflective finish that can lower the surface temperature of the roof and take some of the load off the air conditioning.

Our roof restoration process
A roof restoration is a sequence of trades in one job: cleaning, repair, sealing and coating. Each step has to be done properly for the next one to last.
- Step 1
Roof inspection and report
An estimator gets on the roof, photographs the problem areas and gives you an itemised quote covering cleaning, repairs, coating system and access. You see what we found before you commit.
- Step 2
Pressure clean
The roof is pressure washed to remove lichen, mould, dirt and all loose or chalky material. Gutters are cleared at the same time so the roof drains properly.
- Step 3
Repairs
Rust is treated, damaged sheets and screws are replaced, broken tiles are swapped out and ridge capping is re-bedded and pointed. Flashings and laps are resealed.
- Step 4
Primer and sealer
Metal receives a rust-inhibiting primer. Tiles receive a sealer that binds the surface and gives the membrane something sound to grip.
- Step 5
Two membrane topcoats
Two coats of flexible roof membrane are applied by spray for an even film, in the colour and finish you have chosen, timed to cure before any forecast storm.
- Step 6
Final check and warranty
We inspect the finished roof, tidy the site, hand over our 10-year workmanship warranty and ask you to complete the handwritten sign-off sheet.

Roof Restoration and Painting Townsville: common questions
Is roof restoration worth it, or should I replace the roof?
If the roof structure is sound and the sheets or tiles are mostly intact, restoration is a fraction of the cost of a new roof and will typically give you another ten to fifteen years. If sheets are rusted through in many places or the battens are failing, replacement makes more sense. Our inspection will tell you honestly which case applies.
How long does a roof coating last in Townsville?
A properly prepared roof with a quality membrane system should last ten to fifteen years in our climate before it needs recoating. Light colours and heat-reflective finishes tend to hold up longer because they run cooler.
Can a lighter roof colour really make the house cooler?
Yes. A light or heat-reflective roof coating reflects much more of the sun's energy than a dark one, and the roof surface can run noticeably cooler on a summer afternoon. That reduces heat soaking into the ceiling space and can ease the load on air conditioning.
Do you check the roof for cyclone season?
As part of every restoration we check fixings, laps and flashings and re-secure or replace anything that is loose or corroded. We are painters, not roofing engineers, so if we find structural problems we will tell you and recommend a roofer or builder.
When is the best time to restore a roof in Townsville?
The dry season from May to October. Surfaces dry quickly, the risk of a coat being caught by rain is low and the roof is sealed and ready before the summer storms.
Will the pressure cleaning damage my tiles?
No. We adjust the pressure to suit the roof material and work with the fall of the roof so water is not driven under the tiles or laps. Any tiles that are already cracked or brittle are replaced as part of the repair stage.
